The basics

What is Singapore stamp duty?

Stamp duty is a tax levied on certain legal documents in Singapore — including lease and tenancy agreements. The Inland Revenue Authority of Singapore (IRAS) collects it via the e-Stamping system. By law the duty must be paid within 14 days of execution for documents signed in Singapore (30 days if signed overseas).

What does this tool file?

Tenancy / lease agreements. We extract every field from the signed PDF and file the lease stamp duty with IRAS in one click. The calculator can also estimate Buyer’s Stamp Duty on a Singapore property purchase as a reference figure — but filing the actual BSD goes through your conveyancing lawyer or directly via myTax Portal, not this tool.

When is stamp duty payable?

Within 14 days of execution for documents signed in Singapore, or 30 days for documents signed overseas. The platform records the IRAS-assigned paymentDueDate on each stamping and shows overdue items on your dashboard.

Getting set up

What is Corppass, and why do I need it?

Corppass is Singapore’s identity broker for businesses — the equivalent of SingPass for organizations. IRAS uses it to confirm you’re authorized to file on behalf of the SDID. The platform redirects you to a Corppass login at the moment of filing (not at upload) so the session token is fresh.

What if my UEN is wrong on an extracted document?

The platform auto-fills the party section from the PDF, but you can edit anything before submitting. Common cases:
  • A “Pte Ltd” should have ID type UEN and the Entity checkbox ticked.
  • A Singapore citizen has ID type NRIC; we run the NRIC checksum to catch typos.
  • A foreigner with an FIN has ID type FIN plus the nationality dropdown set.
Changing the ID type auto-updates the party-type checkboxes for you.

How do I invite teammates?

From the dashboard, open Settings → Memberson your organization. Add a teammate’s email and pick a role:
  • Owner — full control, can change billing and delete the org.
  • Filer — uploads, reviews, and files; no settings access.
  • Billing— sees audit log, exports data, manages invoices; can’t file.
Invitees get a one-click signup link valid for 7 days.

Privacy, security & PDPA

What is PDPA, and how do you comply?

The Personal Data Protection Act (Singapore, 2012) governs how we collect, use, and disclose personal data. We follow it by:
  • Encrypting all uploaded PDFs at rest.
  • Redacting NRIC/FIN, names, addresses, and DOB from server logs.
  • Pseudonymizing accounts on right-to-erasure requests within 24h, while retaining the tax-document record IRAS requires.
  • Restricting cross-org access — your data is never visible to another organization on the platform.

How long do you keep my data?

Stamped tax documents are retained for seven years as required by the Stamp Duties Act. Unsubmitted drafts older than 90 days are pruned automatically. Audit log entries are append-only and never edited or deleted; you can Export CSV from the audit page for your own records.

Do you support two-factor auth?

Not yet — TOTP / hardware-key 2FA is on the security roadmap. Today we mitigate with: per-IP and per-email login rate limiting, new-device sign-in email alerts, password-reset and email-change require ownership confirmation of the target mailbox, and bcrypt-hashed credentials.

Filing & payment

How do I pay the stamp duty to IRAS?

HomeyDays Stamp Duty does not collect tax payments. After we file the e-Stamping, IRAS sends you a payment slip with the duty amount, payment reference, and due date. Pay directly via myTax Portal using GIRO, FAST, or PayNow. Mark the transaction as paid on your dashboard once IRAS confirms — that clears it from the overdue counter.

How do I check a stamp certificate is genuine?

Use the certificate verification tool — enter the document reference number and stamp certificate reference printed on the certificate, and we query IRAS’s Stamp Certificate Authenticity Check live. It works for any certificate, including one a counterparty (landlord, tenant, or agent) sent you. You’ll need to be signed in.

My real PDF returned “Generic error 850302”. What now?

850302 is IRAS’s generic internal error with no field details. It usually means a party’s tax ID (NRIC / FIN / UEN) or the filing account (SDID) doesn’t match IRAS’s records, or the Corppass login you used isn’t authorized over that SDID. Check the party IDs and confirm you’re filing under the correct company, then try again.

The dashboard shows a transaction as overdue. What happens?

IRAS applies penalties for late payment per the Stamp Duties Act schedule. Overdue means: the stamping was filed, IRAS’s payment due date has passed, and the transaction isn’t marked paid in the platform. Settle with IRAS via myTax, then click Mark paid on the transaction to clear the indicator.
